First Home Buyer Guide — Queensland New Builds
At a glance: $30,000 First Home Owner Grant on a qualifying new build, $0 transfer (stamp) duty for first home buyers of a new home, plus the federal 5% deposit scheme. BK Home Broker support is builder-paid — free to you.
⚠️ Government grants and concessions change. Always confirm current amounts, dates and eligibility at the official sources — qro.qld.gov.au and firsthomebuyers.gov.au — before signing any contract.
Queensland First Home Owner Grant — $30,000
The Queensland First Home Owner Grant is $30,000 for eligible first home buyers buying or building a new home, for eligible transactions dated on or before 30 June 2026. After that date the grant is legislated to revert to $15,000. Confirm the current position at qro.qld.gov.au.
Key conditions (verify at qro.qld.gov.au):
New homes only — the grant does not apply to established properties.
The home must be valued at less than $750,000 (including land).
You must move in within 1 year of settlement or construction completion and live there for a continuous period.
No buyer on title can have previously owned residential property in Australia.
Queensland Stamp Duty — New Home First Home Buyers
From 1 May 2025, eligible first home buyers who buy or build a new home pay $0 transfer (stamp) duty, with no property-value cap on that new-home concession. Because BK Home Broker works exclusively in new builds, this applies to the stock we source.
Different rules and value thresholds apply to established homes and vacant land — those are separate concessions. Always confirm your specific situation at qro.qld.gov.au.
Federal 5% Deposit Scheme
The federal scheme lets eligible first home buyers purchase with a 5% deposit without paying Lenders Mortgage Insurance. From 1 October 2025 it was expanded and rebranded the Australian Government 5% Deposit Scheme: income caps were removed, places are no longer capped, and property price caps were increased.
Price caps still vary by location and change over time. Check the current Queensland caps and rules at firsthomebuyers.gov.au before relying on them.
Why New Builds Suit First Buyers
The $30,000 FHOG and the new-home stamp duty concession both apply to new builds, not established homes.
Full structural and non-structural builder's warranty on a new home.
Energy-efficient design, lowering ongoing running costs.
Fixed-price building contracts give budget certainty.
Frequently Asked Questions
Q: When does the $30,000 FHOG change?
It applies to eligible transactions on or before 30 June 2026 and is legislated to revert to $15,000 after that. Confirm the current date and amount at qro.qld.gov.au before signing.
Q: Do I pay stamp duty on a new first home in QLD?
Eligible first home buyers of a new home pay $0 transfer duty from 1 May 2025, with no value cap on that concession. Verify your eligibility at qro.qld.gov.au.
Q: Can I use the FHOG as my deposit?
The grant is paid at settlement or first drawdown, not before. Some lenders treat it as genuine savings — confirm with your lender.
