First Home Owner Grant QLD 2026: Eligibility, Amounts and the June 30 Deadline

The Queensland First Home Owner Grant (FHOG) gives eligible first home buyers up to $30,000 toward buying or building a new home — but only until 30 June 2026, after which the grant reduces to $15,000. To qualify, you must be buying or building a brand-new home (not an established one), move in within a year, and live there for at least 6 continuous months. Acting before the deadline is worth $15,000 in real money.

How much is the QLD First Home Owner Grant in 2026?

Up to $30,000 for eligible transactions entered into on or before 30 June 2026. For eligible contracts after that date, the grant reverts to $15,000. The grant applies to new homes, including off-the-plan apartments, townhouses, and house-and-land packages.

Who is eligible for the FHOG in Queensland?

You must be 18 or over and an Australian citizen or permanent resident. You (and your spouse) must not have owned residential property in Australia before. You must buy or build a new home valued under the grant cap. And you must move in within 12 months of completion and live there for at least 6 continuous months.

What counts as a 'new home'?

A home that has not been previously occupied or sold as a place of residence — including a newly built house, an off-the-plan apartment or townhouse, or a house-and-land package. Established (second-hand) homes do not qualify for the FHOG. This is a key reason off-the-plan and new builds are so popular with first home buyers.

How to stack the FHOG with other savings

Eligible first home buyers can often combine the FHOG with Queensland stamp duty concessions and the federal First Home Guarantee (5% deposit, no LMI). Stacked together, these can reduce your upfront cost by tens of thousands of dollars on a new build.

Does off the plan qualify for the QLD First Home Owner Grant?

Yes. Off-the-plan apartments, townhouses, and house-and-land packages are new homes and qualify, provided you meet the eligibility rules. The contract date generally determines which grant amount applies — so the 30 June 2026 deadline matters.

When do I get the grant — at contract or settlement?

The grant is typically paid at settlement (for a purchase) or at the first progress payment (for an owner-builder or construction contract), once eligibility is confirmed. Your broker and lender help coordinate the lodgement.
